Why it earns its place

A room that clocks off with you

The spare-bedroom desk and the kitchen-table laptop blur work into home until neither feels right. A warm, insulated garden office a few steps away gives work a door to close.

A garden office pod that was never insulated turns cold and unusable by the first hard week of autumn — and a whole working day goes with it.

Why it works through winter

Warm enough to work in, every month of the year

Permanent-building materials. No adjectives — just the spec.

01 — INSULATION

80 mm

No thermal bridges, warm in winter

80 mm of rock-wool insulation (145 kg/m³), 50 mm high-density sandwich-panel walls, an EPDM roof and a double false ceiling, so the room holds heat through a cold working week.

02 — CERTIFIED & GLAZED

Energy A

Certified and double-glazed

Officially certified Energy A, double safety-tempered glazing and cross-ventilation — comfortable in December and in July.

03 — POWERED & LIT

Pre-installed

Ready for a full working day

A full electrical pre-install with dimmable warm LED runs a workstation, monitors and heating through a full working day.

Reversible, not permanent

On screw piles, not a slab

No excavation, no concrete, no civil works — the Base is set on reversible screw piles in half a day, two weeks before delivery. It can be relocated or removed with no lasting mark on the garden, so a change of house or plan does not strand the investment.

Questions About Garden Offices

Is an insulated garden office warm enough to work in during winter?

Yes. The NOOK Base is built to permanent-building specification: 80 mm of rock-wool insulation (145 kg/m³), an EPDM roof with a double false ceiling and double safety-tempered glazing. Certified Energy A, with a full electrical install and dimmable warm LED, it holds a comfortable working temperature through winter rather than turning cold by October like an uninsulated pod.

Can a garden office run my broadband and a full workday of power?

The Base arrives with a full electrical pre-install that runs a workstation, monitors, lighting and heating comfortably. Broadband is your own connection extended to the room — usually a cable, mesh node or dedicated line — which we help you plan but do not provide, so we confirm the best connectivity option for your garden during the consultation rather than overclaim a speed here.

Do I need planning permission for a garden office?

In many areas a garden building of this size sits within permitted development, and because a NOOK rests on reversible screw piles rather than a concrete slab it is often treated differently from a permanent extension. Rules vary by council, so we provide the full technical documentation and you confirm the position with your local authority. Treat this as guidance, not legal advice.

Does a garden office add value to my home?

A permanent, warranted, insulated room adds usable, year-round space that buyers value, and because a NOOK is reversible it does not commit your plot the way a fixed extension does. Local markets vary, so we keep to that framing rather than quoting a percentage uplift we cannot source.

Is 9.75 m2 enough for a real desk setup?

Yes. At 9.75 m2 the Base holds a proper desk, a monitor setup, a storage wall and a meeting corner with room to move — a real office rather than a cupboard. The scroll-through fit-outs on this page show a desk-only layout through to a full studio in the same footprint.
