The room is finished. Now it has to go over the house
Finished in the factory and hung from a crane, without years of building work. See where it lands.

Why a NOOK 10
One more room, at the bottom of the garden
Close the door and you're at work; open it and you're home.
4 × 2.50 m · 8.07 m² usable · built in 8–12 weeks · connected in hours
This is not a garden shed. It's another room of your house: insulated walls, roof and floor, double glazing with argon, lighting, sockets and an electrical panel. It leaves the factory finished, a crane sets it in place and it's connected in hours.
And you'll use it twelve months a year. Comfortable in August. And in January.

How people use it
One room, four lives
The same room can be your office during the week and the guest room at the weekend. And if you see clients, a room they reach through the garden.
01 · Work
The home office
No more working at the kitchen table. A window onto the garden, a door that closes, and home stays at home.
02 · Guests
The guest room
Your parents can stay a week without anyone giving up their room, with their own door onto the garden.
03 · Movement
Yoga and movement
A mat, the light from the garden and nobody opening the door halfway through.
04 · Clients
Treatments and massage
Your clients arrive through the garden, without walking through your house, and the treatment happens behind a closed door.
Built-in furniture · optional
A desk under the window, a seat to read in
The inside is designed with you, too.
In 8.07 m², every centimetre counts. NOOK Corners are furniture made for this room: Work puts a timber desk under the window and shelving on the wall; Sofa-bench, a cushioned seat right where the light comes in. There is a third, Play.
They are optional, and you choose them above, in the configurator, under Interior Layout.
Two pieces, made to measure
- Desk and shelving NOOK Corner · WorkFor working with the garden in view.
- A bench seat under the window NOOK Corner · Sofa-benchFor reading, resting or sitting down to talk.

Built to the standard of a house
Everything leaves the factory finished, so that in ten years it still looks newly installed. These photos are of a real NOOK 10, in a private garden.

Before you reserve
What does the NOOK 10 price include?
From €39.000 excluding VAT: NOOK 10 finished, ex works, with sliding glass doors, lighting, sockets and an electrical panel, a laminate floor, drainage channels and pre-installation for heating and cooling.
Transport, foundations and installation depend on your address: the configurator gives you a transport estimate and the total comes in your proposal. We organise all three. The air-conditioning unit itself is an extra.
How do I find out the total cost?
It's in your proposal. Send us a few photos of your garden, we check access for the lorry and crane, the power, the water and the orientation, and your proposal arrives with the floor plans, transport, foundations and installation for your address.
What if my site isn't viable?
We look at it before you commit to anything: from a few photos of your garden we tell you what's possible. If it later turns out not to be viable, your NOOK reservation is refunded.
Payments work like this: you complete 30% to secure your production slot, and the remaining 70% is paid when production starts.
Do I need planning permission for NOOK 10?
It depends on where you are and how you'll use it.
A NOOK needs no permanent foundations: it sits on screw piles, your concrete base or concrete pads, and can be lifted out and moved, which often helps. We look at it with you before you commit to anything, and where planning consent is needed, that comes first.
How do I know if it will fit in my garden?
Send us a few photos and we'll tell you what's possible: access for the lorry and crane, where the power and water are, orientation, trees and local planning. You don't have to work it out alone.
What foundations does it need?
Screw piles, an existing level concrete base or simple concrete pads, with no major works in your garden.
Planning a new base? We send your builder the plans. Foundations are quoted for your address.
Can I use it all year round?
Yes, twelve months a year: walls, roof and floor are insulated, the glazing is double with argon, and heating and cooling run all year.
NOOK 10 comes pre-installed for heating and cooling; the air-conditioning unit itself is an extra you can choose in the configurator.
How long does it take?
It is built in 8–12 weeks, arrives finished and is connected in hours.
Foundations are done beforehand, on a separate visit. Where planning consent is needed, that comes first, and we tell you what to expect before you order.
What guarantee does it come with?
A 3-year guarantee on residential units, plus each component's own manufacturer warranty. Hospitality guarantees are tailored to each project.
What if I need a bathroom?
Look at NOOK 20: two NOOK 10s joined together, approx. 17.5 m² usable, with a bathroom, kitchen or NOOK Corner added as options. From €59.000 excluding VAT, ex works.
Can I take it with me if I move?
Yes, it can be lifted out and moved: NOOK 10 has no permanent foundations.
Transport and installation at the new address are quoted separately.
