Charcoal NOOK Doble at dusk — a warm garden guest room with its own front door

A garden guest room with a bathroom, ready for anyone

The sofa-bed in the study embarrasses everyone. Give guests their own front door and bathroom — and get your house back by morning.

Why it earns its place

Better than the sofa-bed in the study

Close, but genuinely separate: a self-contained suite a few steps from the house — a proper room, not a sofa-bed in the study.

Guests greeted at their own garden guest-room door

The study sofa-bed embarrasses everyone. A house full of guests means a morning queue for the bathroom.

A garden guest room lets you be generous with space without giving up the whole house for a week — your guests get a warm room with their own shower and their own door, and you get your kitchen back at breakfast.

Guest room, proven

A real guest room, with a real bathroom

The Doble leaves the factory pre-plumbed and pre-wired. Full bathroom adds a shower, toilet and basin. Bathroom + kitchenette adds a fitted kitchen. Bathroom + fold-away bed folds in the Corner Sleep bed, so the room becomes a bedroom at night.

Between visits

A room that can earn its keep when it isn't hosting

No promised numbers: we set out the honest figures in the consultation, never a yield or an occupancy rate.

A room, first

A guest room you own

Built for your visitors, and yours to use however you like. Everything else comes second.

Let between visits

Some families let it out

Because it is a self-contained room with its own bathroom and entrance, it can be let on a platform like Airbnb when it isn't hosting your own guests.

Honest, not a promise

It depends on your area

Whether letting makes sense depends entirely on your area, your local rules and how often you host. It is a room first, and an option second.

Some families choose to let a self-contained room between visits. Whether it makes sense depends on your area and local rules — we talk it through honestly in the consultation, never as a promise of income.

Guest room, annexe or a hotel?

Which situation is yours?

All three can host your visitors — they just answer different needs.

The proper-room spec

Comfortable, not just a bed

Permanent-building specification, not shed specification. No adjectives — just the spec.

01 — INSULATION

80 mm

Warm for a stay

80 mm insulation (145 kg/m³), 50 mm high-density sandwich-panel walls, an EPDM roof and a double false ceiling, certified Energy A — warm and comfortable for a winter stay, not a cold spare room.

02 — ACCESS

Level

Threshold & finish

A level, step-free threshold and a proper finished interior, so a guest of any age settles in comfortably.

03 — LIT & VENTILATED

Warm LED

A restful room

Dimmable warm LED, double glazing and cross-ventilation make a calm, restful room a guest is genuinely happy to stay in.

Reversible, not permanent

On screw piles, not a slab

No excavation, no concrete, no civil works — the Doble is set on reversible screw piles in half a day, two weeks before delivery. It can be relocated or removed with no lasting mark on the garden, and a Mobility & Demountability Certificate comes in the box.

Questions About Garden Guest Rooms

Does a garden guest room really have its own bathroom?

Yes. The NOOK Doble leaves the factory pre-plumbed and pre-wired, and the Full bathroom layout adds a full bathroom — a shower, a toilet and a basin — inside the building. The Bathroom + kitchenette layout adds a kitchenette too. On site you bring water, waste and power to the nearest point and we make the final connections on installation day, so a guest has their own shower rather than queuing for the family bathroom.

Is a garden guest room warm and comfortable for a proper stay?

Yes. It is built to permanent-building specification, not shed specification: 80 mm insulation (145 kg/m³), an EPDM roof and double false ceiling, double safety-tempered glazing, cross-ventilation and dimmable warm LED. Certified Energy A, it stays warm and comfortable through a winter stay, with a level threshold and a proper finished interior.

What's the difference between a guest room and a granny annexe?

They use the same Doble building but answer different needs. A guest room is for occasional stays — visiting family, friends over a wedding weekend, in-laws at Christmas — a warm, self-contained room with its own bathroom that gives you the house back the next morning. A granny annexe is a permanent, independent home for a parent to live in day to day. If someone is moving in for the long term, the annexe page is the right one.

Do I need planning permission for a garden guest room?

In many areas a garden building of this size sits within permitted development, and because a NOOK rests on reversible screw piles rather than a concrete slab it is often treated differently from a permanent extension. Adding a bathroom and drainage can change what is required, and rules vary by council. We provide the full technical documentation and you confirm the position with your local authority. Treat this as guidance, not legal advice.

Can a garden guest room earn its keep between visits?

Some families choose to let it on platforms like Airbnb when it isn't hosting their own guests, since it is a self-contained room with its own bathroom and entrance. We keep this framing honest — it depends entirely on your area, local rules and how often you host — rather than promising a yield or an occupancy figure.
