NOOK 20 is two NOOK 10s joined together: approx. 17.5 m² usable, with a bathroom, kitchen or NOOK Corner if you want them. This is not a garden shed. It's another room of your house, with its own front door: your grown-up child can come home without moving back into their old bedroom.
It leaves the factory finished, a crane sets it in place and it's connected in hours. And you'll use it twelve months a year.

Laminate floor, lighting, sockets, an electrical panel and pre-installation for heating and cooling. This unit also has an air-conditioning unit and a fixed window, two extras.

Is NOOK 20 the one for you?
NOOK 20 is twice a NOOK 10, with a bathroom if you want one. If one room is enough, look at NOOK 10; if what you want is heat, NOOK Sauna.

Before you reserve
What does the NOOK 20 price include?
From €59.000 excluding VAT: NOOK 20 finished and open plan, ex works, with sliding glass doors, lighting, sockets and an electrical panel, a laminate floor, drainage channels and pre-installation for heating and cooling.
The bathroom, kitchen and NOOK Corners are optional, and their price shows in the configurator when you choose them. Transport, foundations and installation depend on your address: the configurator gives you a transport estimate and the total comes in your proposal.
How do I find out the total cost?
It's in your proposal. Send us a few photos of your garden, we check access for the lorry and crane, the power, the water and the orientation, and your proposal arrives with the floor plans, transport, foundations and installation for your address.
What if my site isn't viable?
We look at it before you commit to anything: from a few photos of your garden we tell you what's possible. If it later turns out not to be viable, your NOOK reservation is refunded.
Payments work like this: you complete 30% to secure your production slot, and the remaining 70% is paid when production starts.
Can I use NOOK 20 as a guest room with a bathroom?
Yes: with a full bathroom it is a guest suite with its own front door.
If someone will live in it all year, that depends on the rules where you are, and we look at it with you.
Do I need planning permission for NOOK 20?
It depends on where you are and how you'll use it.
A NOOK needs no permanent foundations: it sits on screw piles, your concrete base or concrete pads, and can be lifted out and moved, which often helps. We look at it with you before you commit to anything, and where planning consent is needed, that comes first.
How do I know if it will fit in my garden?

What foundations does it need?
Screw piles, an existing level concrete base or simple concrete pads, with no major works in your garden.
Planning a new base? We send your builder the plans. Foundations are quoted for your address.
Can you sleep in it all year round?
Yes, twelve months a year: insulated walls, roof and floor, double glazing with argon, and heating and cooling all year.
NOOK 20 comes pre-installed for heating and cooling; the air-conditioning unit itself is an extra you can choose in the configurator. Living in it permanently depends on the rules where you are.
How long does it take?
It is built in 8–12 weeks, arrives finished and is connected in hours.
Foundations are done beforehand, on a separate visit. Where planning consent is needed, that comes first, and we tell you what to expect before you order.
Can I use it as a suite in a glamping site or hotel?
Yes. A NOOK 20 suite with its own bathroom can be booked as guest accommodation, and from 3 units there is volume pricing. Payments are staged; for letting to guests, check the tourism rules where you are as well.

Can I take it with me if I move?
Yes, it can be lifted out and moved: NOOK 20 has no permanent foundations.
